Howdy folks!!! One of our new grid members wanted a house that was very open, so with that thought in mind I created this house for her, however I'm making it available to anyone who would like it. This house features a built in fireplace, split levels, spiral stairs, decks, recessed ceiling lights (touch light), sliding doors and a carport. The build is pretty much all prim so it will be easy to modify and the mesh parts can be resized and re textured to your liking. It is full perm and free here at our mall, stop by and check it out. My latest build is based on a picture of a building I saw, it was a very rustic forest home that had been abandoned. I instantly fell in love with the architecture which is very simplistic but beautifully put together, hence I decided to build it in world. This build is partial mesh which is very detailed especially the terracotta tile roof. This build is entirely mine from the very first prim to the last and I very much hope you will like it and use it to enhance your region or build. Blessings and much love, Lavia.

It's finally completed, the Lavine Mansion!! Inspired by a wonderful friend and amazing builder/creator/designer Koshari Mahana, I decided to create my own mansion borrowing a few ideas from one of her builds. This mansion has all the charm of the Victorian Era, with downright "royal" beauty. It has a huge kitchen area, dining area, study or Livingroom and a sunroom or garden room washroom/bathroom on the first floor, the 2nd floor boasts 5 bedrooms and a large bathroom, the 3rd floor has 4 guest rooms or dorms for visitors and the 4th floor is all attic space. You really have to see this beauty to appreciate the time, effort and detail put into it. It's only drawback is it has a land impact of 812, but it's worth every bit of it. There is one small porch on the front for the 2nd floor and two much larger porches on the back of the house for the 1st floor and 2nd floor. Stop by and check it out, it is on the 1st level of the mall grounds just below the fantasy floating homes. It's full perm and free for any who would like it. Blessings and much love, Lavia.

I had this townhouse out at the mall and did not realize I had forgotten to put a sales box with it. Today I made that discovery and well, color me embarrassed. If anybody tried to get this beautiful townhouse and could not, you will now be able to get it free and full perm and I hope you will enjoy it and that it will enhance your region with another original build by me. This beautiful Pillar House was specially built for a dear friend's region to accommodate a people in her RP story. I am also making it available to others in Open Sim who would like it for their own regions. It features 3 levels, the first level being open for comfy outdoor activities like picnic or just lounging, the 2nd level is nice for living and cooking space and the top floor is for sleeping and bathing. It has a wrap around porch and is constructed of granite in various colors, polished brass and beautiful dark wengwood. Constructed to last many years, theoretically, of course. Well they did it again, the left me unattended with building tools in my reach and so this is what happened, my 2nd attempt at a tree, this one is a lemon tree. A friend asked me if I had a tree bench, you know the kind that circles a tree so you can relax in the shade? Well no I didn't have one so I built one, complete with sits enough for 8 people. I'm working on a Japanese region and needed some fences, walls and gates so I created them. They turned out very nice especially the stone wall with the terra cotta roof tiles which are 3D and both sets are mesh with linked doors for easy set up. The stone wall has a corner piece to fill in corner gaps and they have a nice realistic look. So if you're planning anything that looks Asian, these may come in quite handy. I've been working on this turn of the century "Store House" which is a Store and a House. Back in the 19th century and early 20th century, and in fact some places still today, are designed so that folks can run their business from the first floor of their home which was generally kept separate from the living quarters of the house. This house is designed with walnut floors, sponge plaster ceilings, acacia wood trim and lattice (semi Tudor) windows. It has three chimneys which service all three floors. There was little to no indoor plumbing back then and the type of heat we have today did not exist so they had either a fireplace or coal or wood stove on each floor to provide adequate heat. Some homes did have hand pumps for water in them but most water was carried in buckets from a well nearby and heated on the coal or wood stoves to use for cooking, cleaning, laundry and bathing. If you happen to be working on a western or midwestern town setting, this build would be perfect for you. A little piece of history always adds a authentic touch to any region. It is full perm, however, it is total mesh so removing parts is not advisable, however you may re texture it, just understand that even back then, when they found wallpaper (most folks only had wood or plaster) they used the same wallpaper in every room, so if you re texture the entire inside of the build will be that texture. The walls are two faced in that you can put one texture on the outside of the building and a different one on the inside and all of the baseboards are a different texture. You may copy it and or transfer it or share it to others. Just have fun with it...Blessings and much love, Lavia

Something I've been working with for a while now was how to make a decent tree trunk and branches and finally, at last, I got one that doesn't look too bad. It's a North American Pignut Hickory, or what we always called a Hognut tree. They're beautiful and provide lots of shade especially when you're on a walk through the woods in the summer and they smell so good in the fall, and the hickory wood burning on a campfire or in a fireplace smells so good! Anyway, it's at the mall in the garden center waiting just for you to beautify your region. Pop in and take a look around and go a little "nuts"...pun intended. The tree is fully mesh and just 1 prim and it's full perm and free. Blessings and much love, Lavia

I build this for a friend, a tree hut with a deck and a log bridge in between. It is not yet available at the mall but will be soon enough. It is small though the tree is big and the deck is a good size for dances and such. Access from the ground is via a teleporter. Okay I think things are finally, at last, for the time being, hopefully rearranged to be more easily accessible for everyone at the Create A Scene Garden Center and in fact the entirety of the Masala Al Kohav Mall. There is so much going on here that at times it's a little hard to keep up with, but it's all good goings on!! Stop in and shop all day if you like. Visit all of our in house creator's shops like Ezra's Antiques and Collectables, Thor's Forge, Fall's For You (Animesh People) and my own "Lavia's Little Corner". We have a very wide assortment of items ranging from houses to plants and everything in between. We're working on building new stuff as well so that you have original content as well as items from around Open Sim. And don't forget to ask about our "Showcase Plateau" which allows folks to advertise their grid, region, or shop not just for a week or a month, but year round for free with an allowance of 1500 prims. If anybody got this from our mall, please know that I did find an error in the build in that I'd missed removing some prim parts either because I didn't see them or they managed to "ghost" their way back in as sometimes happens, and were accidentally linked to the build. Either way, I removed the invading prims so that the mesh part is what remains reducing the land impact by almost 200. This build is not originally my own, I've taken something that someone else built and made many changes such as added actual windows and working doors and a TP to the "attic" or "secret room" none of which worked before. By adding actual windows you can now put the curtains of your choice in as well as furniture.

I have more, or less, modernized a beautiful old building to restore it's original glory so to speak, but with my own twist as the windows and the walls they are in are my mesh build, the stairwell has been improved and made of mesh instead of a spiral, skewed, tube prim. I have added 3 way touch lights in different areas and repaired the doors so they all work and I have totally retextured the build with a richer more affluent looking texture.

I think you will find this build to be elegant and functional at the same time.

For this build I started with a wall I had made for a House I was working on, then I wondered how it would look as an outdoor thing and viola! The Wistful Shelter came to life. Decorated with wisteria and a few other plants, it is polished brass with a beautiful mosaic floor sure to please anybody. It's free, it's full perm, and it's waiting to beautify your region in a garden, on a beach, or just as a yard decoration. I have my greedy game inside it. The new Kugelstuhl complete with AVsitter so the sits are adjustable. You'll need to play with it a little but it works well. See here we go again! I'm all bored and stuff so I build stuff! :D Anyway, this is a cute little "plain jane" type Bistro set, brass, glass and tufted purple leather seats complete with AVsitter. Our newest addition to the Star Jinn Palisade is my mixed prim and mesh Victorian Home. It features a wrap around porch, full basement, beautiful kitchen space with spindle shelves and a small breakfast counter and an arched doorway that leads to the dining space as well as a very open living room. Spiral stairs accent the small towered portion that is adorned with stained glass windows. Upstairs there is a Master bedroom with doors to a 2nd floor balcony, and there is a 2nd bedroom and bathroom. Walnut flooring and Victorian era wallpaper. And the Lattice work is 3D mesh; It's a little prim heavy but for the detail and beauty it can give to your sim, it's worth it. Blessings and much love, Lavia
